Manager (Real Estate & Property Management)
1. Position Summary
The Manager (Real Estate & Property Management) will be responsible for the operational management of PIAHCL's nationwide real estate portfolio, including leasing, rental administration, auction facilitation, property mutation, and coordination of third-party property management services. The role ensures that all commercial properties generate optimal returns, remain legally compliant, and are managed efficiently in line with public sector governance requirements.
2. Key Responsibilities
a. Leasing & Rental Management
- Execute leasing of commercial properties, including tenant identification, negotiations, and preparation of lease agreements.
- Monitor rent collection, arrears recovery, and escalation clauses to safeguard revenues.
- Maintain lease records and ensure timely renewals or termination processes.
b. Property Disposal & Auctions
- Support transparent auction/disposal of plots and commercial properties in compliance with PPRA and SECP rules.
- Coordinate valuations, advertisement of tenders/auctions, and bidder evaluation processes.
- Ensure documentation and reporting of disposal outcomes.
c. Property Mutation & Documentation
- Facilitate mutation and transfer of properties into PIAHCL’s name by liaising with revenue authorities and legal departments.
- Maintain updated title deeds, property registers, and digital records.
- Monitor ongoing litigation/disputes and provide support to legal advisors.
d. Property Management & Vendor Oversight
- Procure and supervise third-party services (security, maintenance, facility management) in line with PPRA procurement rules.
- Monitor service-level agreements (SLAs), vendor performance, and contract renewals.
- Oversee upkeep, repair, and compliance of leased/rented assets.
e. Reporting & Compliance
- Prepare periodic portfolio performance reports (lease income, occupancy, expenses, disputes, auctions).
- Ensure compliance with Companies Act, SECP regulations, PPRA rules, and SOE Act 2023.
- Support internal/external audits with documentation and compliance evidence.
f. Stakeholder Engagement
- Act as a liaison between tenants, vendors, legal advisors, and government authorities.
- Address tenant queries, complaints, or disputes in a professional manner.
- Support senior management and Board with financial and operational inputs for decision-making.
3. Qualifications & Experience
Education:
- Bachelor's with 16 years of education in Real Estate, Business Administration, Engineering, Finance, Economics, or related field from an HEC-recognized institution.
- Professional certifications in Real Estate/Property Management (preferred).
Experience:
- Minimum 08 years of experience, including at least 03 years in property management, leasing, or commercial real estate.
- Strong exposure to property transactions, auctions, tenant management, and procurement processes.
- Experience in public sector enterprises or regulated corporate environments is an advantage.
Maximum Age:
45 years

- Sound knowledge of property laws, leasing frameworks, and PPRA compliance.
- Strong negotiation and contract management abilities.
- Analytical and reporting skills with attention to financial performance of properties.
- Excellent interpersonal and stakeholder management skills.
- Integrity, transparency, and ability to operate in a governance-driven environment.
4. Key Performance Indicators (KPIs)
- Occupancy rate and timely leasing of vacant properties.
- Rental recovery (% collected vs billed).
- Completion of property mutations and updated records.
- Timeliness and compliance in auctions/disposals.
- Vendor performance and service cost optimization.
- Accuracy and timeliness of reports submitted to DGM/GM.
